It is a legal requirement to obtain a valid Energy Performance Certificate for any property going on the market, we use the services of an independent contractor who will assess your property and issue the certificate which lasts for 10 years. He charges £60 for this and will include a comprehensive floor plan to assist with marketing. Other than this there are no hidden fees or sneaky upfront charges and we operate a no sale no fee policy.
Our fee structure is very simple, we will only ask you to pay us what you think is fair for the service we provide, and if we don’t achieve a sale for you there is no charge.
Although we ask you to sign an agency agreement the small print is not complicated and we will not tie you in to a lengthy contract or hold you to a ridiculous notice period if you don’t want us to work for you anymore. In fact if you are not happy with the service we provide we don’t deserve to be selling your house!
We will NOT be increasing our fees to Landlords following the changes to Lettings Legislation in June 2019!
We provide a comprehensive management or tenant find service for landlords.
All client moneys are held in a separate client account and we hold Client Money Protection. All tenancy deposits are registered with The Deposit Protection Scheme (DPS).
Our landlord fees are as follows:
Fully Managed Service
- £220 set up fee inclusive of VAT (one off fee per property)
- 1 x managed property - 11% of monthly rent + VAT
- Multiple Properties - 9% of monthly rent + VAT
All rent payable to our landlords is transferred by bacs within 48 hours of receipt from the tenant.
All landlord’s obligations to the property including Gas Safety Checks, PAT testing etc will be serviced by our preferred contractors and their fees are available on request however we do not make additional arrangement charges for providing these services.
Non Managed, tenant find only
We charge the equivalent of One Month’s Rent including VAT
Optional Extras including VAT:

- Carry out Landlord Gas Safety Check £80.00
- Carry out an EPC £80.00
- Legionella Assessment £40.00
- Electrical Checks – available on request (dependent on size of property)
- Charges for rent increases, recovery of a property – available on request (dependent on situation)
WE DO NOT CHARGE TENANT FEES!
We ask tenants to pay a holding fee equivalent to one weeks rent for the property which will be deducted from the first months rent. This is refundable should the tenancy not proceed due to the actions of the landlord or agent. Should the tenant provide false information or fail right to rent checks this may be non-refundable.
We ask our tenants to pay a deposit which is the equivalent of one months rent, this is protected for the duration of the tenancy by Deposit Protection Service. Any client funds held by us will be in our Client Deposit Manager account.
If pets are allowed at a property we will ask our tenants to pay an additional deposit equivalent to one weeks rent and expect all carpets to have been cleaned to a professional standard at the end of the tenancy.
We advise all landlords to have their property professionally cleaned prior to the first tenant occupation.
We then expect all tenants to present the property in an equivalent condition at the end of the tenancy.
